Strategic and Corporate Advisory

We are typically retained by organisations who need help with real asset and property strategy including capital liberation and/or reallocation, optimisation and value creation. We bridge the gap between high-level strategic reports, often delivered by big consulting firms, and the detailed validation of critical property assumptions, including market analysis, development viability and modelling, risk profiling, staging, and execution planning, all of which must be addressed before advancing a project, transaction or tactical process.

Development Management Services

We specialise in determining, unlocking or protecting value on a site(s). We solve for value on constrained sites and navigate the planning process for maximum outcomes. We are retained by leading institutional fund managers to undertake their development work, allowing them to focus on their core business of funds management and leverage our project and development experience. We also oversee the delivery of projects.

Project and Transaction Assembly

We have been retained by private capital and non-property clients to source land, obtain DA approvals, source occupancy and arrange construction and institutional capital take-outs. Major property institutions have also retained us to lead significant government bids. Government Agencies have retained us to inject market connecting development strategy, modelling, feasibility and on-market processes.

Capital and Deal Structuring

We are deeply experienced in property & infrastructure capital as well as development structures. We are expert at fund-through and hybrid structures to connect institutional capital to projects and projects to capital. We are extremely commercial, and very good at ensuring a process is ‘on-market’ and ‘transactable’.

Mark is an experienced Executive and Director with a global track record. Current non-executive director at GPT and Downer and former CEO of Lendlease in Australia.

Ben O’Rourke
Managing Partner

His experience has been built over 27 years across construction, project management, property development, property investment, Public Private Partnership (PPP), Private Finance Initiatives (PFI) and fully integrated property deals including a number of mega-projects.

John is an experienced development professional with over 20 years’ experience in mixed-use development, master planning and major project leasing across commercial and retail assets. He brings deep knowledge of the Brisbane market, strong industry relationships, and a pragmatic commercial approach that delivers market‑leading outcomes.

At Fluent, John leads The Wesley Hospital Expansion project, drawing on his analytical and delivery expertise to advance this significant development for clients and the community.
